Hotel Forty Five
682 Cherry Street
In November 2019, NewTown Macon’s board approved its largest loan to date to support the rehabilitation of the former Willie C. Hall Annex building at 682 Cherry Street into a 94-room boutique hotel. Peyton Anderson Foundation Ventures, LLC (PAFV) provided NewTown Macon the $3.5 million needed for the hotel loan as a Program Related Investment (PRI). Days before closing, however, the primary lender canceled all of its commitments for hotel developments across the country due to COVID-19. Despite this hurdle, the hotel’s developer still wanted to complete the project and NewTown Macon’s staff and board continued to pursue funding options, understanding the transformational power of the project for downtown. In August 2020, the Macon-Bibb County Commission agreed to provide credit enhancement through the Macon-Bibb Urban Development Authority to offer a first mortgage for the hotel, making the project feasible once again. Following the Commission’s approval, the board of PAFV and NewTown Macon renewed their $3.5 million commitment, allowing the hotel project to move forward. Once completed in 2022, the $37 million Marriott Tribute-affiliated hotel will boast 94 rooms, 3 restaurants, a roof-top bar, and meeting space; attracting more visitors to patronize downtown Macon’s 156 restaurants, entertainment venues, attractions, and shops.
