JOB DESCRIPTION
The Maintenance Supervisor is a full-time mid-level leadership position responsible for overseeing all construction-related coordination, apartment make-ready efforts, and day-to-day maintenance operations of Neel’s Lofts, a new mixed-use development in downtown Macon. Neel’s Lofts features a first-of-its-kind 95-unit residential apartment, two retail spaces, one restaurant, and nine coworking offices. Through efficient maintenance operations, strategic planning, and responsive service, this role ensures the property remains fully functional, safe, and well-maintained as it transitions through lease-up and into full occupancy. The successful employee will help shape a clean, high-quality, and energy-efficient environment where all systems operate smoothly, tenants are satisfied, and the development supports Macon's continued downtown transformation. IMPORTANT to note that this position will be the sole employee responsible for the maintenance area on this project until the property achieves 50% total occupancy. Porter duties will be required of this position until 50% occupancy is achieved and a porter is hired to assist the Maintenance Supervisor.
The candidate will lead the maintenance team with an initial focus on post-construction completion, unit turns, and common area readiness. Responsibilities include coordinating with construction teams during the final phase of development, scheduling and executing apartment make-readies, responding to maintenance requests, managing vendors and contractors, and ensuring preventive maintenance is conducted across all building systems. They will serve as the primary point of contact for all maintenance-related matters and will supervise any additional maintenance technicians or porters hired for the site. Additional responsibilities include inventory control, safety compliance, budget tracking, maintaining accurate records, and collaborating with the Property Manager to support seamless daily operations.
A successful candidate will help drive the property to full functionality and operational excellence by December 2026 through efficient scheduling, timely unit turnovers, cost-effective repairs, and strong safety practices. Their ability to uphold high maintenance standards, provide timely service to tenants, and ensure all systems and spaces are operating at peak performance will support the property's long-term success and positive resident experience.
This role reports directly to the Property Manager.
Required Qualifications:
● Three years of residential, commercial, and/or mixed-use property maintenance(preferably in multi-unit residential environments) including supervisory or leadership experience.
● Competency in HVAC, electrical, plumbing, carpentry, appliances, and general building systems.
● Effective at scheduling, budgeting, prioritizing tasks, and training staff.
● Ability to work independently in a startup-like environment.
● Basic computer literacy, including proficiency with Microsoft Office Suite, Google Suite, property management platforms, and industry-specific software.
● Flexible schedule required to be available for after‑hours emergencies, ensuring quick response to urgent maintenance needs
● Able to perform hands‑on work, lift up to 50 pounds, and work in various weather conditions
Additional Preferred Qualifications:
● Certifications such as EPA Section 608 Certification
● Certified Apartment Maintenance technician (CAMT)
● OSHA 10 or 30 Hour Certification
Performance Measures:
The successful candidate will expend their time based on the following allocation of time to tasks, which will be evaluated through an annual performance review and revision by the employee’s direct supervisor:
1. Property Cleaning and Common Area Upkeep |30%|
● Daily cleaning of common areas (hallways, lobbies, laundry rooms
● Trash removal and recycling management
● Pressure washing, dusting, and seasonal cleaning
● Maintaining exterior cleanliness (sidewalks, entryways, parking lot)
2. Routine Maintenance & Repairs | 30% |
● Conducting regular inspections of building systems
● Performing minor plumbing, electrical, HVAC, and appliance repairs
● Responding to work orders in a timely manner
● Coordinating and performing preventive maintenance tasks
3. Unit Turnovers / Make-Readies | 20% |
● Inspecting vacated units and preparing punch lists
● Painting, cleaning, and repairing units for new tenants
● Coordinating with vendors or in-house staff for deep cleaning and specialized repairs
4. Vendor and Staff Oversight | 10% |
● Scheduling and supervising external contractors (e.g., landscapers, elevator technicians)
● Monitoring work for quality and compliance
● Assisting with hiring and training of maintenance staff (if applicable)
5. Inventory & Documentation | 5% |
● Maintaining supplies, tools, and parts inventory
● Logging completed work orders and preventive maintenance records
● Ensuring all maintenance logs and compliance documents are up to date
6. Emergency Response & On-Call Duties | 5% |
● Responding to after-hours emergencies as needed
● Participating in a rotating on-call schedule
