JOB DESCRIPTION

The Property Manager is a full-time mid-level leadership position responsible for managing the lease up and day-to-day operations of Neel’s Lofts, a new mixed-use development in downtown Macon. Neel’s Lofts features a first-of-its-kind 95-unit residential apartment, two retail spaces, one restaurant, and nine coworking offices. Through strategic lease-up, strong tenant relations, and efficient day-to-day operations, this role ensures the property becomes a dynamic, fully occupied community that draws people to live, work, and invest in downtown Macon. The successful employee will help shape a well-maintained, high-energy environment where all units are leased, residents and businesses are engaged and satisfied, and the development serves as a cornerstone in Macon's continued downtown transformation.

The candidate will lead leasing and marketing efforts with an initial focus on lease-up, including outreach, tours, and application processing to meet occupancy goals across residential, retail, and coworking spaces. They will serve as the primary point of contact for tenants, oversee maintenance operations through supervision of the Maintenance Supervisor, and collaborate with construction management during the post-construction phase. This role will manage the Maintenance Supervisor and a Leasing Agent. Additional responsibilities include rent collection, financial reporting, ensuring legal compliance, maintaining accurate records, and supporting general office administration.

A successful candidate will drive the property to full occupancy and operational stability by December 2026 through a focus on high tenant satisfaction and retention, efficient maintenance workflows, and accurate rent collection and financial reporting. Their ability to foster strong community engagement and sustain lease-up momentum will further support long-term growth and overall success in the role.

This role reports directly to the Director of Leasing.

Required Qualifications:

  • Three years of residential, commercial, and/or mixed-use property management experience
  • Strong communication and sales skills with a track record of meeting or exceeding lease-up and/or sales goals
  • Advanced computer literacy, including proficiency with Microsoft Office Suite, Google Suite, CRM/property management platforms and industry specific software
  • Flexible schedule (some evenings/weekends for tours and lease-up)

Additional Preferred Qualifications:

  • Bachelor’s degree or certifications in business, real estate, property management, commercial real estate or any other related field
  • Ability to work independently in a startup-like environment
  • Must be resourceful, adaptable, and comfortable building systems and solving problems
  • Confidence and professionalism in representing a new development to the public, businesses, and community partners
  • Experience managing property operating budgets, including tracking expenses, preparing monthly financial reports, and ensuring accurate rent collection and invoicing to support overall financial performance
  • Excellent organizational and time management skills
  • Knowledge of landlord-tenant law and compliance practices

Performance Measures:

  • Market and lease residential, retail, and coworking spaces; lead outreach, tours, and application processing; coordinate move-ins; manage occupancy goals; and build awareness through digital and grassroots marketing efforts 35%
  • Serve as the primary point of contact for tenants, enforce lease terms, manage disputes, and foster a positive, well-managed community –20%
  • Supervise the full-time Maintenance Supervisor, coordinate unit turnovers, safety checks, and preventive maintenance, and collaborate with the construction manager during the post-construction phase –15%
  • Collect rent and fees, manage operating budgets, monitor expenses, process invoices, and prepare financial reports for leadership –15%
  • Ensure compliance with housing and commercial property laws, maintain lease documentation, and consistently enforce policies –10%
  • General administrative tasks –5%
